An exclusive listing contract must be signed and all expectations of the pre-sell home inspection, appraisal, selling process, commission, and exact timelines must be outlined. Realty Mere will advise you on repairs (based on a pre-list home inspection), decluttering, and curb appeal improvements that should be done.     A property’s value is defined as “the present worth of the future benefits arising from the ownership of the property”. A home valuation (if done correctly) is complex. Because a home’s value is realized over a long period of time, economic, social trends, government regulations/conditions, interest rates, and of course, supply and demand all come into play. Each property has unique features such as location, lot size, floor plan, builder quality, amenities, upgrades, and the care that the owner provided to the home.     Once the price has been set, timing has been decided upon, and the improvements are completed, it is time to list your home and get maximum exposure.     Once you have offers and before you are ready to negotiate, Realty Mere will ensure that the buyer is qualified to buy your home. There is no use entertaining an offer that will fall apart. As your listing agent, there are 5 basic things that always must be done to make sure that a buyer is qualified: 1) They have proof of pre-approval (if financing) or proof of funds (if cash). If financing, I also go a further step by interviewing the loan officer about the financial soundness of the preapproval; 2) Escrow. A large escrow commitment in an offer shows the buyer is serious and not worried about their offer falling apart on their side; 3) The offer is fair and not a low-ball play; 4) From interviewing the buyer’s agent, I will learn if the buyer really knows the area and wants the area. We don’t want someone to change their mind because they are not committed to the house; 5) The offer is contingency free – the buyer does not need to sell their home to buy your home.

    Once we have prepared the home, valued the home, inspected the home, marketed the home, and vetted the buyers, now it comes to the fun part—negotiation. Even in a seller’s market, negotiating offers will be tricky. Because I have vast sales experience, my clients and I are always very prepared by this stage in the selling cycle. Negotiating for my client is an area that I am very confident in. My #1 guidance for my Sellers is that we know up front what we will and will not concede to if a deal starts to become complicated. Understanding what your bottom line is and sticking to this makes the negotiation clear cut.       How will I get the most for my home?

      Some home upgrades can make a difference when selling—especially in the Southwest Florida market. Kitchen and bathroom remodels – done right – are at the top of the list. Floor upgrades and uniform flooring are a close second. Improving or adding a swimming pool is profitable. Fresh paint, a washed or recovered driveway, and a very clean home are inexpensive ways to attract the right buyer.

      As a seller, how much real estate commission will I pay?

      The Seller pays the commission on both the selling and buying side — the total of this commission is typically 6% of the list price of the home.

      If I get several offers, how do I know which offer is best?

      Hiring an experienced agent will help you compare offers. There are a multitude of factors that should be considered and compared in a multi-offer situation. If you have priced your home correctly, you will almost always get more than one offer—especially in Southwest Florida. The top 5 factors when comparing the strength of the offer – other than price are: 1) Do you have faith that your home will appraise near your asking price? If you are unsure, than you must only consider a cash offer as a finance offer could fall apart due to an appraisal gap; 2) If you are accepting a finance offer, what kind of loan do they have and how quickly can they secure the loan? If the loan period is 45 days, you are taking the home off the market for 45 days and the buyer still can walk if the loan does not fund; 3) How much escrow has the buyer included in the offer? Escrow shows that they buyer is confident and really wants the home; 4) How many days is the inspection window? The longer the inspection window, the longer your home is off the market from entertaining other offers. The shorter the inspection window the better; 5) Is the buyer offering you the type of contract that you are interested in? An “As Is” contract is basically saying that you – the Seller – are unwilling to make a lot of repairs, so the buyer must accept the home “as is”. If it is a “standard” contract, make sure the buyer does not ask you to make thousands of dollars of corrections. Know what you are willing to do upfront

      How will my home get maximum exposure?
