Parrish is an unincorporated community in northwestern Manatee County. Because of its great location and the fact that it is not an incorporated town, Parrish is viewed as a suburb of Bradenton, Lakewood Ranch, and St. Petersburg, Florida. Parrish is 11 miles northeast of Bradenton, 14 miles north of Lakewood Ranch, and 17 miles southeast of St. Petersburg, Florida. Parrish has 26,000 people but is growing quickly. Parrish does have a much lower density of population than its surrounding towns. I love Parrish as it has an “old Florida” vibe but does have an expanding infrastructure of restaurants and shopping. Many of the same builders that build in Lakewood Ranch have expanded into Parrish, so there are a lot of amenity rich communities, but the home prices are much lower—about $100,000 lower than Lakewood Ranch for a similar 3/3 home with a pool!
Parrish is 20 minutes from its closest beach, Bradenton Beach, but it is also conveniently located only 30 minutes from St. Pete Beach which was voted a #1 beach in the USA. Schools are not as highly rated as Lakewood Ranch schools and right now they are overcrowded because Parrish is growing faster than the county can build. Parrish is slotted for an expansion to its current high school in 2023, and there are also good charter schools for children to test into. Many resale homes in Parrish are on larger lots, which is a plus. Also, home appreciation in Parrish is up 18.4% in the last 12 months, so properties here are a great investment.
