Florida real estate is a good investment, however, not every property is a good choice—even if my buyer loves the location and look. It is my job to uncover existing or future problems. Does the listing agent and owner provide answers to all questions? Has there been any issues with flooding? Are there open permits? These are examples of some of the things that must be investigated before an offer is made. Don’t buy a property without all stones being overturned!
Keeping the transaction on track
There are numerous time-sensitive activities during every real estate transaction. Inspection window, escrow, financing approvals, are a few. As your real estate representative, I will manage the project from start to finish.

Your agent should know if the owner will only take a cash offer. If you are financing, do not enter a situation where the seller only wants cash. It is a waste of everyone’s time. Always get a home inspection. Do not waive an inspection—even with new construction. I encourage a home inspection to protect my buyer.
Florida’s homestead exemption laws are one of the many attractive features of living in the Sunshine State. The Homestead exemption law takes your home appraisal down to save you on property taxes. You must reside in Florida for 6 months and 1 day per year to qualify. Please contact Realty Mere for the other requirements to meet homestead exemption requirements as well as other Florida tax exemptions that you may qualify for.
Buyers must understand, taxes, homeowner’s association, insurance, utilities, landscaping, pool maintenance, and a variety of other costs to maintain the home. Know all costs up front. It is not fun to be “house poor”.
